Home Information Packs (HIPs) – It is now compulsory for property sellers with 3 or more bedrooms to produce a HIP, which is a guide to your home. This is to be made available to prospective buyers. This is now a legal requirement that all required property sellers must adhere to. Otherwise a fine may be imposed. The HIP must be ordered at the same time that your home goes on the market, and must be completed within 28 days of being ordered.

What exactly is a HIP?

It is a Home Information Pack designed to simplify and improve the process of buying and selling a property. It includes features such as energy awareness ratings and standard searches.
It is possible to create a HIP yourself and as such it must contain the following information:


- HIP index


- Energy performance certificate


- Sale statement


- Standard searches


- Evidence of title


- Additional information for leasehold and commonhold sales, where appropriate
